Major Works Programme

Major Works - Internal Modsernisations
Our programme for the major work inside and outside your home is split into three packages, High Level Works, External Works and Internal Modernisations.
The original works programme was put together in consultation with the Repairs and Improvements Forum (RIF) during the autumn of 2007.  The programme was subsequently approved by the then Shadow Board at its November 2007 meeting.  The programme has since been revised to take into account the Decent Homes deadline of 2012/13. 
The purpose of the major works programme is to meet the promises made to tenants when SNH took over their homes from the local authority,  and to exceed the Government’s Decent Homes Standard.

The Decent Homes Standard

The Decent Homes Standard is the minimum quality standard set by the Government and all homes owned by local authorities and housing associations must meet this standard.
To be defined as ‘decent’, a home must meet each of the following criteria:
·    It meets the current statutory minimum standard for housing
·    It is in a reasonable state of repair
·    It has reasonable modern facilities and services
·    It provides a reasonable degree of thermal comfort.

The South Northants Homes Standard

The SNH Standard meets and exceeds the Decent Homes Standard and reflects additional works and security measures that tenants have said they want. 
The SNH standard includes:
·    Homes that are structurally sound, watertight and free from damp
·    Improved estate parking facilities, including off road parking 

Improvements timetable

The purpose of this timetable is to show when the major works contracts are scheduled to be carried out at each of the village or town locations within the South Northants area.
