South Northants Homes Major Works Programme is Underway.
In order to meet and improve upon the Decent Homes Standard, South Northants Homes are committed to spending a total of £46 million on modernisation, improvements, and the provision of day to day repairs, empty properties and cyclical maintenance programmes in the first five years following the transfer of the housing stock from South Northants Council.
South Northants Homes Standard
The Decent Homes Standard is the minimum quality standard for homes, set by the Government and based upon a number of criteria such as a fitness standard, being in a reasonable state of repair, having modern facilities and a reasonable degree of thermal comfort. South Northants Homes have promised to meet and maintain the South Northants Homes Standard, which is a higher standard and reflects the additional works and security measures that tenants have told us they want.
Replacement Kitchens
As part of the modernisation programme, 1700 homes will have new kitchens installed within the next five years and the first 51 of these have already been completed, with approximately 300 more to be completed by March 2009. The modern quality kitchens offer tenants a choice of design, fittings, colour and finishes.
If you are not one of the tenants to have had a new kitchen installed, but are due to receive one, here is an example of what you can look forward to:
Replacement Bathrooms
In addition to the replacement kitchens, there are also 1150 homes that will be receiving new bathrooms, to include the provision of over-bath or level access showers (where appropriate). 10 homes have already received the new bathroom improvements with approximately another 200 scheduled for completion by March 2009.
Other Improvements
In addition to the above other works are also underway and these include replacement gutters and soffits, as well as redecoration of the communal areas at our Sheltered Housing schemes.
